Existing property management companies just didn't offer the service nor the thoroughness with which we wanted to manage our properties.   • Prospective tenants are screened by a certified third party for credit history, employment & income verification, rental history, and criminal records, and more. Applicants pay directly for these screenings. We select only the highest qualified applicants for your property thus reducing the chances of damage, rent delays or eviction. To date we have never had a formal/legal eviction from any of the properties we manage! Ask your current property management firm how many evictions they've had in the past year and compare that to our results.
  • Prospective tenants are always accompanied by one of our property managers when viewing a property. We NEVER check keys out to anyone outside of our staff.
  • We've developed the most detailed, comprehensive, iron-clad lease we know of. Our lease is continually updated to reflect current Landlord Tenant Act laws and is fair to the tenant yet protects you the property owner and your investment property. The lease was written by an Washington State Attorney, and was written in plain english being easy to understand by all parties, and yet it is really thorough.
  • We provide all state and federally required forms including lead paint and mold addendums, water heater and smoke alarm release forms. We also provide specialized addendums such as home owners association addendums (see list of addendums).
  • We follow all federal, state and local fair housing laws including 24 hour entry notice, procedures for collecting rent, posting notices, enforcing the terms of the lease and if necessary, serving evictions.
  • Our staff are trained in crime and drug free housing practices. We provide crime-free lease addendums and monitor all our properties on a regular basis.
  • We provide basic safety inspections prior to renting our properties to ensure the property is legal and safe to rent. We periodically inspect all our the properties to ensure that tenants are properly caring for the home/property and abiding by the terms of their lease.
  • We conduct detailed move-in/move-out inspections and charge tenants for all damages sustained.
  • We provide itemized monthly statements guaranteed to arrive at the same time each month. If we fail in this promise we will credit your management fees back to you for that month! We know how important getting paid on time is to you, and we know that you have to pay your bills on time, and so we take paying on time as one of our most important jobs for our clients.
  • As mandated by Washington State law, all damage and security deposits are held in a rental trust account. All Security Deposits are handled according to state law, which protects the deposit validity. The mishandling of security deposits can cause the deposits to become invalid and courts many times make landlords give it back no matter what the damage. We at Outstanding Properties handle all Security Deposits correctly and legally.
  • We treat our tenants with respect and dignity which encourages them to be respectful of your property in return. We develop a solid working relationship with our tenants many of whom are returning renters or are referred by previous tenants.
  • Our full-service property maintenance division makes repairs or completes routine maintenance at your request. We are there for you when emergencies come up, and yet can do almost anything a property needs from little stuff to larger remodels, plus landscaping and more...
